BIG Protect Insurance Policy

Please take the time to read the detailed terms in the table below. In particular, We draw Your attention to ‘Exclusions – what BIGProtect does not provide for’ as this includes terms where We limit or exclude Our liability to You in certain circumstances. Note: “BIGProtect” means an agreement to accept an enhanced liability for Loss or Damage to Your Property as described in this Addendum. BIGProtect is not a contract of insurance. We are not an insurance company, nor are We acting as Your agent. We are under no obligation to arrange an insurance policy in Your name. We assume the risk of liability ourselves, but We may at Our option arrange insurance ourselves which provides cover for Our liability to You in certain circumstances. BIGProtect may not be available in certain circumstances, and We reserve the right to decline at Our sole discretion where You have indicated that You wish to opt for BIGProtect.

Section Detailed Terms
BIGProtect - What do I receive?
  • In return for payment of the BIGProtect Charges, We agree to accept an enhanced liability for Loss or Damage to Your Property and Condition 7.2 of Our enclosed Conditions of Agreement will not apply.
  • We accept liability for Loss or Damage to Your Property following a breach of Our Duty of Care up to:
    • the Maximum Replacement Value; or
    • the actual value of Your Property affected by Loss or Damage, whichever is less.
  • Our liability starts when Your Property is placed into storage and ends immediately upon removal.
  • Liability is assessed based on:
    • repair or cleaning costs; or
    • replacement value, whichever is lower.
  • We accept no liability for depreciation after repairs.
  • If You choose BIGProtect, You are no longer required to arrange separate insurance.
  • A £50 Claims Administration Fee will be deducted from any successful claim settlement.
Our Duty of Care under BIGProtect We will act as a reasonably careful person under similar circumstances. We are only liable where Loss or Damage results from Our failure to exercise reasonable care.
Your Responsibility To opt for BIGProtect, You must:
  • Provide a Maximum Replacement Value;
  • Sign the Customer Declaration;
  • Pay all BIGProtect Charges;
  • Ensure the declared value remains accurate during storage.
Our Maximum Liability Our maximum liability will never exceed:
  • The declared Maximum Replacement Value; or
  • The actual value of damaged/lost Property, whichever is lower.
Proportional Reduction If the declared Maximum Replacement Value is lower than the actual total Replacement Value of stored goods, liability will be reduced proportionally.

Example:
  • Total value = £10,000
  • Declared value = £5,000
  • Liability reduced by 50%
  • If £3,000 is damaged, payout = £1,500
General Exclusions and Limitations
  • Condition 7 exclusions apply whether or not BIGProtect is selected.
  • Excluded Items stored in breach of the agreement remain at Your own risk.
  • Claims must comply with notification requirements under Condition 10.
Exclusions – What BIGProtect Does Not Cover BIGProtect does not cover:
  • Vehicles stored outside a Unit;
  • Food or perishable goods;
  • Delivery and collection goods.
Restricted items include:
  • Jewellery, watches, stamps exceeding £1,000 combined;
  • Furs, fine art, alcohol, tobacco exceeding £15,000 combined;
  • Electronic items exceeding £25,000 combined.
Why We Restrict Liability Liability is limited because causes of Loss or Damage are not always clear, and some losses cannot reasonably be prevented. BIGProtect is not insurance and You may arrange separate insurance if desired.
Our Agreement The standard Conditions of Agreement still apply. BIGProtect only replaces:
  • The £100 negligence limit with the Maximum Replacement Value; and
  • The requirement to insure Your Property.
Failure to Pay BIGProtect Charges If BIGProtect Charges are unpaid:
  • Enhanced liability ends immediately;
  • Liability reverts to negligence only up to £100;
  • You must arrange Your own insurance.
BIGProtect may be reinstated at Our discretion after overdue payments are cleared.
Termination / Cancellation Your Right to Cancel:
  • You may cancel anytime before removal of goods.
  • Full refunds apply before storage starts.
  • Unused prepaid charges are refunded after cancellation.
Our Right to Cancel:
  • BIGProtect ends automatically for non-payment;
  • We may terminate with 30 days’ written notice;
  • Unused prepaid charges will be refunded.
General After cancellation of BIGProtect:
  • Standard liability limits apply again;
  • You must insure Your Property independently;
  • Storage termination notice requirements remain unchanged.
Where Your Property is Lost or Damaged You must comply fully with Condition 10 notification requirements.
Additional Claim Requirements Claims may require:
  • Repair/replacement estimates;
  • Photos of damaged and undamaged goods;
  • Photos of the entire storage unit;
  • Manufacturer labels for electronics;
  • Evidence of forced entry and Police Crime Reference Number for theft;
  • Photos of water ingress sources;
  • Proof of ownership and replacement value;
  • Cleaning before settlement consideration.
